When selling your home the first impression is a lasting impression. Sometimes a second chance will never happen.This checklist is designed to help you identify areas that with little expense and just a bit of elbow grease, you can enhance the appeal of your home to more buyers. Take a good hard look at your home from the road as you drive up to your house. What do you see? Garbage cans at the side of your home? Oil stains on your driveway? Plants growing wild? Is the paint deteriorated and worn? These are just some of the things that the buyers see as they approach your house. Even though these items may seem minor, it can influuence the buyer as to how much time they may be willing to give to look your home over. The following checklist is comprised of items that you can do inexpensively, to help you sell your home. __Mow the lawn and trim all vegetation. Keep the lawn mowed on a regular basis.

__Clean the driveway and clear all weeds from driveway and walkway cracks.

__Keep your garbage pails behind your home or in your garage while your home is for sale.

__Keep toys away from the yard. Keeping them neatly on the side of the house will do a lot for first impressions.

__Make sure Realtor's sign is upright, prominently displayed and in good condition, or have it changed.

__Remove window screens, clean the wndows and store them neatly till after the home is sold.

__Clean the front door and frame. Also clean all the interior doors and frames.

__Keep the garage door CLOSED! Cluttered garages make the home seem smaller than they really are!

__Dress up the front! A few inexpensive potted plants can go a long way in saying that this is a Home and not just a house.

__How does th house smell? Behonest. If the house has unpleasant odors, it will take much longer to sell. A lot of people become oblivious to odors that they live with (such as pets). To someone else these odors may be offensive and cause them to leave and find another home. Don't mask the odors with air freshners, remove the source and keep your pet areas clean. If the house smells of tobacco, a deodorization may be in order. Most carpet cleaning companies can help in this situation

__When showing the home to prospective buyers, pleasant aromas will help sell the home quicker. Studies have shown that the smell of fresh baked is one of the most pleasant non verbal communications that there is.This is usually not practical, but there are scent devices that can be used. DO NOT OVER DO THEM!! Overpowering fragrances can be almost as detrimental as bad odors.

__Keep the kitchen clean and free of clutter. This makes the kitchen seem smaller than it really is. Keep the counter areas clear as the prospective buyer may feel there is not enough cabinet space if theres any clutter.

__Keep bathrooms free from clutter also. Keep toilets and sinks clean, including the base of the bowl. if you have children, keep the tubtoys stored neatly. Remove any stains from toilets, tubs and sinks.

__Clean and dust the windowsills. Keep the blinds open and raised. Make your home as bright and cheery as possible. Not many people respond well to gloomy or dingy feelings.

__Dust everything! Especially light fixtures, fans andf  fireplace mantels. Clean fireplaces ofash. A few logs strategically placed will have a nice aesthetic value.

__Keep furniture tidy, make beds, and keep dirty laundry in a closed hamper.

__Clean and straighten closets. Consider putting out of season clothing into storage till your home is sold. Ths will make the closets appear roomier. Don't overlook the closets.
